Major window replacement project under way at historic Carolina Court
Hillcrest Enterprises has begun a major window replacement project at Carolina Court in Dundee, improving the comfort and energy efficiency of tenants’ homes while preserving the character of the Category B listed building.
The project, which started in July and is due for completion in autumn, will see 138 windows replaced with bespoke timber sash and case windows manufactured by Sturrocks Joinery. Many of the new windows have been specially designed with shaped radius heads to match the building’s original architectural detailing, including its brickwork and keystones.
Originally known as Carolina House, the building was constructed in 1869 following public subscription and designed by architect William Chalmers for the Dundee Orphan Institution. The institution remained there until 1983 before relocating to Strathmore Avenue. Following an extensive refurbishment in 1999, the building was converted into 16 flats and is now managed by Hillcrest Homes.
The project has involved close collaboration between Hillcrest and Sturrocks from the outset. Sturrocks Joinery undertook detailed site measurements and produced templates for the building’s shaped window openings, while Hillcrest developed a carefully phased installation programme designed to minimise disruption to tenants.
Ahead of installation, members of Hillcrest Enterprises’ Maintenance team visited the Sturrocks workshop for a practical learning and coordination session, where both teams reviewed the completed windows, discussed installation requirements and agreed the detailing before work began on site.
Four joinery teams are now carrying out the installation using airtightness tapes and enhanced insulation detailing around each window opening to improve heat retention and reduce draughts while maintaining the building’s historic fabric. Tenants are able to remain in their homes while the work is completed.
